The Private Desk
Buying without taking anyone's word for it
Eight time zones away, you are asked to trust photographs, a floor plan and a voice on a call. The Private Desk stands in for you instead: it walks the site and your specific unit on camera, gets the carpet area and the payment schedule from the developer in writing, and puts the registration number in your hands before a rupee moves. It works to your clock, not ours.
What the desk does
- A walkthrough of the site and of your specific unit, filmed and sent to you, so you watch it when you are awake.
- Carpet area, the price basis and the payment milestones, obtained from the developer in writing.
- The registration checked on the state authority's own site, with the page sent to you.
- Paperwork run through to registration, with your counsel copied at every step.
How we quote
We quote the rupee figure first, with a dollar equivalent in parentheses marked indicative and never binding, at the rate on the day.
The terms you will meet
Power of attorney
A document letting someone in India sign for you. It is drafted for the specific transaction and attested where you live. We tell you what developers ask for; your lawyer drafts it.
Repatriation
Taking sale money back out of India later. What you can send out follows from how you paid in, so the account structure is settled at purchase, not at sale. Your counsel and bank confirm it.
Tax deducted at source
The buyer deducts tax from each payment and deposits it. The rate differs on a purchase from a non-resident seller, and the paperwork sits with the buyer. Your chartered accountant sets the number.
Foreign exchange rules
Which accounts a non-resident may buy through, and how the funds move. Settled at the start of a transaction. Your counsel and bank confirm what applies to you.
The desk explains these in plain terms so you know what to ask. Your own counsel and chartered accountant sign off before you commit.
Enquire
